Chief Building Officer Open Office Hours

The Chief Building Officer will hold open office hours on Wednesdays from 9 a.m. to noon. Please call 614-322-6802 to schedule an appointment.

The Building Division is responsible for regulating the Ohio Building Code, the Residential Code of Ohio, the National Electrical Code, the Property Maintenance Code, and the Flood Damage Prevention Code.

Building staff review plans, issue yearly registrations to contractors, complete inspections, and issue certificates of occupancy, building, electrical, heating, plumbing, sign, sidewalk, and special flood hazard area development permits. The staff also works with the Planning and Zoning Division, conducts inspections, investigates property maintenance code violations, and issues code violation notices and citations.

Contractor Registration

Contractor Registration Application and Bond and $75 fee. Certificate of liability for a minimum of $500,000 listing the City of Reynoldsburg as the certificate holder and a State license if it applies. Contractors performing work within the City right-of-way will be required to submit a bond in the amount of $10,000.

Commercial Plan Review

In order to begin a commercial plan review, applicants should submit a permit application form, four sets of building plans (three sets for signs), and a non-refundable application deposit of $200. Please see the special note below about plumbing plan reviews.

Residential Plan Review

In order to begin a residential plan review, applicants should submit a completed residential permit application, two sets of plans, and a non-refundable application deposit in the amount of $100.

Plumbing Permits and Plan Reviews

The City of Reynoldsburg contracts with Franklin County Public Health to provide health services to the City. They perform plumbing plan reviews and inspections citywide. Please contact them for information about submitting plumbing plan reviews. Once a plan review is complete, a plumbing permit application can be submitted to the Building Division. Inspections are then scheduled through FCPH directly.

Effective Monday, March 14th, 2022, all construction plans and inspection requests for plumbing work governed under the provisions of the Residential Code of Ohio for One, Two, and Three-Family Dwellings within the jurisdiction of the City of Reynoldsburg shall be submitted to the FCPH (280 East Broad Street, Columbus, Ohio 43215) for review and approval.

Sections 101.2 and 102.10 of the Residential Code of Ohio do not provide exemptions for plumbing plan approval. Section 106.1.3.(8) of the Residential Code of Ohio requires plans and details for plumbing work to be submitted for review and approval.

Inspection Scheduling

Call 614-322-6821 (inspection line), and provide the permit number, street address, and type of inspection that is being requested. Inspections requested by 3 p.m. are generally performed the next business day. We have four days to perform an inspection. Please see the special note above about plumbing inspections.
